All guest rooms have their own large bath lounge area with chaise longue, shower, separate toilet and a bath that can be covered to become a daybed. Guest rooms also include a fireplace, study desk, outdoor daybed on the terrace and feature marble décor with wooden floors. (1 Portonovi Room is for disabled guests).

Each suite includes one King bedroom, plus a small kitchen, dining area that seats up to six, foyer and living room. Suites also feature a big terrace with space for dining outdoors and a large bath lounge area with shower, separate toilet and a bath that can be covered to become a daybed. There is a second powder room (toilet) located in between the foyer and living area, plus two fireplaces – one between the living room and terrace, and the second between the bedroom and bathroom. Located on the second, third and fourth floors above the spa and bar, each suite faces the sunset and offers panoramic views of the bay. The suites can also connect to Garden or Bayview Queen Rooms for a larger, two-bedroom space.

A one bedroom presidential suite, located in the corner of the Palazzo. It includes a large master King bedroom facing the sea and mountains with a walk-in closet, en-suite bathroom, foyer, a living room, dining room that seats up to 12 and a study / games room. There is a terrace with outdoor dining space seating up to 12, outdoor lounger and sofa, plus a large outdoor fireplace. Indoors, there are two fireplaces – one separating the dining room and living room and one in between the bedroom and bathroom. The suite also offers a private wine cellar where guests can choose from 268 bottles of European wines as well as a pantry. There is a separate entrance for the butler to access and a dedicated service lift.

A three-bedroom villa consisting of 2 x King bedrooms and 1 x Queen Queen bedroom, all with en-suite bathrooms and located upstairs, offering sunset views. There is also one nanny room with a single bed and en-suite shower, and a spa room with a massage table for private in-villa treatments. Downstairs, there is a living area consisting of a bar, dining room, large living room with fireplace, library, study, family room and games area. Guests can also make use of the pantry and private wine cellar. Outside, there is an outdoor shower, 25-metre x 6-metre private pool with an attached hydrotherapy pool with six massage stations, and large garden including space for dining. The villa offers incredible views of the Adriatic Sea.

A two-bedroom villa, located next door to Villa One, consists of one King bedroom and one Queen bedroom, both with en-suite bathrooms, located upstairs offering sunset views. Downstairs, there is a living area consisting of a bar, dining room, living room and study / library. Guests can also make use of the pantry and private wine cellar. Outside, there is an outdoor shower, 19-metre x 5-metre private pool with an attached hydrotherapy pool with six massage stations. The villa offers incredible views of the sea and sunset.
